[USPRwire, Wed Aug 15 2007] Investors, Home Developers and Golf Aficionados will have one of the greatest opportunities of a lifetime when they wake up on August 23 to bid on one of the areas premier golf courses, the Chippewa Valley Golf Club, located in Menomonie, Wisconsin. The auction will take place at the club house facility. The course was originally established back in 1977 by a group of local investors and called Tanglewood. About 1988, Jim and Patty Klobier bought the course and named it Rainbow Ridge.
The present owners, Rick and Gina Budinger purchased the golf course in 1995 and have expanded and renovated the course during their period of owner ship to one of the best 18 hole courses in the area. It has been rated in the top 10 percent of western Wisconsin golf courses and known as a golfing destination. The course is always in A+ condition and features some of the finest greens and spectacular scenic views and wildlife in western Wisconsin.
The Budingers moved here from the Chicago area after operating a printing business and it was their goal to enjoy the benefits of owning a top notch golf course for ten years and then retire. They now have a desire to move back near their children and grandchildren and enjoy retirement in Illinois.
The course has been a mainstay for many of the University of Wisconsin Stout faculty and students as well as the regional Chippewa Valley golf population.
The Budingers chose the auction method of marketing their course because they felt that was the best and fasted way to expose it to a national market. `This is a great opportunity for someone to begin developing a golf course community with the main amenity in place ready to attract home builders and future home owners,` stated Rick Budinger.
The auction is expected to draw buyers from many different states as the national campaign spreads across the country and the uniqueness of this property is viewed by those desiring to own a mature golf course with a home development potential. The auction will be conducted by Hansen and Young Auctioneers, Inc. a Wisconsin based MarkNet Alliance National Auction Company. This course will be sold as a fully operating course with all the equipment and inventory included so the new owners will be able to continue operating the course for the enjoyment of the existing membership and golfing public.
Since they took ownership in 1995 they have made many improvements to the then existing course in addition to adding 9 holes and reformatting all the holes into the present course. The clubhouse was completely redone adding a restaurant, bar, outside terrace, banquet facilities and Pro Shop. The Practice Facility was redone with a driving range to add more space and elevating it to take advantage of the spectacular views. Bunkers were also added to the expansive practice green.
The present course is 6324 yard and plays as a challenging yet fair par 71. The variety of style holes plays has links, to prairie to dramatic and scenic elevation changes between tees to green. Majestic mature woods complement the extensive wildlife which populates the area.
The course and the potential of 100 home sites consist of nearly 266 acres with nearly all in the confines of the city of Menomonie. The property will be offered in four parcels with the complete golf course, clubhouse, equipment and inventory being offered as one parcel and the remaining three parcels bordering the golf course offered for potential home development to investors, home developers and home builders. The Budingerís private executive home will also be offered on the auction. There will be guided tour offering on August 8 and 9 from 1-4:00pm with auction personal. Private tours will also be available upon request.
Menomonie is located right on I-94 on Lake Menomin and the scenic Red Cedar River. Its 15,000 residents and 7,000 plus students enjoy the recreational advantages of the great Wisconsin outdoors. It boasts many fine community oriented civic, religious and social organizations who continue to help make Menomonie a better place to live for all people. Menomonie continues to grow by attracting such large manufacturers as 3M, Anderson Window Manufacturing and a large Walmart distribution center along with other manufacturing firms in the communityís three industrial parks. This community of 15,000 supplements its business, social and recreational activities with those of Minneapolis-St. Paul, Minn., 60 miles west, and Eau Claire, 25 miles east.
